Seasonal HVAC Tune-Ups in Littleton

Littleton grew from about 3,400 people in 1950 to more than 26,000 by 1970, and half its homes were built between 1970 and 1999. Postwar subdivisions like Rangeview, Broadmoor, Woodlawn, and Ridgewood, and the mid-century modern homes of Arapaho Hills, each bring their own maintenance priorities.

Postwar subdivisions: what the fall visit focuses on

Homes built in the 1950s and early 1960s were designed around a basement or utility-room furnace and a single chimney. Most furnaces have been replaced since, but vents, gas piping, and ductwork are often original. During the fall tune-up we test draft and carbon monoxide at the furnace and any gas water heater sharing its vent, inspect connectors, and check the house for working CO alarms within 15 feet of bedroom doors.

We also measure temperature rise and static pressure. Small original return grilles are common, and a replacement furnace with a stronger blower can run hot against them.

Littleton Climate Note

Littleton sees more wildfire smoke days than north metro — air purification systems are popular here. Foothill exposure means more wind, less humidity.

Mid-century modern homes in Arapaho Hills

Arapaho Hills homes, listed on the National Register as a mid-century modern neighborhood, have low-pitched roofs, open plans, and limited space for mechanical equipment. Furnaces may be in tight closets or crawlspaces where access and combustion air need attention. We take extra care with clearances and look for duct runs through slab or crawlspace that may have separated over the decades.

1970s to 1990s homes: add-on AC and mid-life parts

In homes from this era, AC is usually on its second or third outdoor unit. The spring visit includes cleaning the condenser coil from the inside out, testing the capacitor, contactor, and fan motor, checking refrigerant charge by superheat or subcooling, and flushing the condensate drain. If the unit still uses R-22, we will tell you, since that refrigerant is no longer produced and leaks get costly.

Cottonwoods along the South Platte and its tributaries shed fluff in late spring that clogs coils, and spring hail bends fins. We check for both.

Altitude and combustion

At about 5,400 feet, gas furnaces should be derated roughly 22 percent from their sea-level rating. We compare manifold pressure with the manufacturer's high-altitude table and inspect the flame and burners. An over-fired furnace runs hot and stresses the heat exchanger; an under-fired one can condense in its vent.

Filters, humidifiers and written results

Littleton homes with original small returns are often running a filter that is too restrictive or does not fit its slot. We check fit and measure static pressure before recommending anything stronger; during wildfire smoke, EPA recommends MERV 13 where the system can handle it. Furnace-mounted humidifiers get a new water panel if you have one, plus a check of the valve and drain. After each Littleton visit you receive written readings and findings, and any repair is priced in writing before work starts.

City or county address and timing

Many homes with a Littleton mailing address, such as those in Columbine and Ken Caryl, are in unincorporated county areas. That makes no difference for a tune-up, only for permits when equipment is replaced. Book heating service in September, before the first freeze that Denver-area records average around October 7, and cooling service in April or May. Our full tune-up checklist shows what each visit covers.

Seasonal HVAC Tune-Ups FAQs — Littleton

Do you service homes in Arapaho Hills?

Yes. We tune up furnaces and AC systems in mid-century modern homes and take care around tight mechanical spaces.

How often should a Littleton furnace be serviced?

Once a year before heating season. Homes with a heat pump, humidifier, or older AC benefit from a spring visit too.

Does a tune-up include a carbon monoxide test?

Yes, at the furnace, at any water heater sharing its vent, and in the living space.

Do you check humidifiers?

Yes. Each fall we service the water panel, valve, and drain so the humidifier does not leak into the furnace.

My Columbine-area home has a heat pump. Does it need two visits?

A heat pump runs in both seasons, so a spring and a fall check is ideal. At minimum, one thorough annual visit should cover the outdoor unit, defrost controls, refrigerant charge, and backup heat.
