Seasonal HVAC Tune-Ups in Greenwood Village

Greenwood Village homes are often large, with two or more furnaces and air conditioners, zoning systems, and outdoor units tucked into landscaping on half-acre to one-acre lots. From 1960s ranches in Greenwood Hills to custom homes in Sundance Hills and newer construction in The Preserve, a seasonal tune-up here means checking several systems that need to work together.

Tuning up a home with several systems

Each furnace and each outdoor unit gets its own full inspection, but in a multi-system home we also look at how they interact. If one system serves the main floor and another the upper floor, the upper one usually works harder in summer and the lower one in winter. We record run conditions and readings for each, so you can see whether one is wearing faster. Zoning panels and motorized dampers get tested so each zone opens and closes on command, and we check that thermostats are not fighting each other across an open stairwell.

Greenwood Village Climate Note

Greenwood Village at 5,633 ft has typical south-metro climate. Larger homes often benefit from zoning to address sun-exposure imbalances and multi-floor temperature differences.

Landscaping, irrigation and outdoor units

Condensers are often screened by shrubs or fences, which looks good but can trap hot discharge air and starve the coil. Sprinklers that hit the coil leave mineral deposits that insulate the fins. On the spring visit we check clearances, clean the coil, and look for scale. After hail, which is common across the south metro, we inspect fins and fan guards and photograph any damage.

Fall furnace safety and altitude

At about 5,630 feet, furnaces should run about 22 percent below their sea-level rating. We check gas pressure against the manufacturer's table, inspect burners and flame, test carbon monoxide at each furnace and in the living space, and make sure CO alarms are within 15 feet of bedroom doors. In larger homes with a furnace in an attic or a remote mechanical room, we also check the condensate drain and the secondary drain pan or float switch, since a leak there can go unnoticed for a long time.

Older ranches in Greenwood Hills

Homes from the 1960s on large lots have often been expanded, and the original furnace location may now feed additions it was never sized for. We measure temperature rise and static pressure to see whether the system is working within its limits, and look for duct connections that were extended or patched during remodels.

Warranty records for newer equipment

Many Greenwood Village homeowners have replaced one system but not the others, so warranty status varies from unit to unit. Manufacturer coverage often depends on registration: Trane, for example, gives its longer registered warranty only when equipment is registered within 60 days of installation, and parts-only coverage leaves labor to the owner. During a tune-up we record model and serial numbers for each Greenwood Village system and note install dates where the label shows them, which makes it simple to check coverage before a part fails.

Humidifiers, filters and timing

Whole-house humidifiers and media air cleaners are common in Greenwood Village homes. Each fall we replace or clean humidifier panels if you have them and check drains and valves; media filters get checked and changed on the manufacturer's schedule. Book heating service in September, before the first freeze that Denver-area records place around October 7, and cooling service in April or May. Seasonal HVAC Tune-Ups FAQs — Greenwood Village

How long does a tune-up take for a home with three systems?

Plan on most of a morning or afternoon. Each furnace and outdoor unit gets its own inspection and readings.

Can sprinklers really damage my AC?

Not quickly, but over years hard water leaves scale on the coil fins, which reduces heat transfer. Adjusting the sprinkler heads is an easy fix.

Do you check zoning systems during a tune-up?

Yes. We test each damper and zone call and confirm the bypass, if you have one, is set correctly.

Is my equipment still under manufacturer warranty?

It depends on age and whether it was registered. Trane, for example, gives longer parts coverage only when registered within 60 days of installation. We can record model and serial numbers so you can check.
