AC Installation & Replacement in Cherry Hills Village
Cherry Hills Village homes sit on lots of half an acre or more, and many are large enough to need two or three cooling systems rather than one. The housing ranges from 1960s and 1970s ranches to estates and new custom builds, so a single approach does not fit. Every design starts from a room-by-room load calculation and ends with a written quote and a city permit.
Multiple systems and zoning in large homes
In a 6,000-square-foot house, one condenser trying to cool a walkout basement, a main floor and an upstairs bedroom wing almost never works well. Larger homes here usually do better with separate systems by floor, or with one variable-speed system feeding a zoned duct network with dampers and a thermostat in each zone. We look at where people actually spend time, how much west and south glass each area has, and where the existing furnaces and air handlers sit.
A load calculation room by room is what makes this work. It tells us whether an upstairs system needs three tons or two, and whether a bonus room over the garage should get its own ductless head instead of a long duct run.

Cherry Hills Village Climate Note
At about 5,423 feet, furnaces need altitude setup and air conditioners lose some capacity to thinner air. Front Range summer hail is the main threat to outdoor units.

Updating the original system in a 1960s or 1970s ranch
The median Cherry Hills Village home was built around 1982, but many of the older ranches still have duct systems designed only for heat, with returns in a central hallway and supply registers on interior walls. Adding or upgrading central air in those homes often calls for an extra return or two and a check of the furnace blower, since the cooling coil needs more airflow than the heating side ever did. We measure static pressure before recommending equipment, and if a ranch has been expanded with additions, those rooms get their own assessment.
Older electrical services can also be the limit. We compare the new condenser's minimum circuit ampacity with your panel's capacity and open space before quoting, especially in homes that have added a pool, hot tub or EV charger.
Placing condensers on a large lot
Big lots give more choices, which makes placement worth planning. A condenser near a patio or primary bedroom will be heard; one tucked behind landscaping too tightly will choke on cottonwood fluff and leaves. Long line-set runs to a remote location reduce efficiency and must stay within the manufacturer's limits. Hail is part of every Front Range install, so for an exposed spot we discuss a hail guard. If you live in gated Cherry Hills Park or another area with its own covenants, check those before we finalize the location.
Permits and the 2026 equipment rules
Permits come from the Cherry Hills Village Building Division's online portal. If the AC is one piece of a remodel or addition, it can be folded into the main building permit; a standalone replacement gets its own application, which we submit along with the inspection request. There is no city HVAC license, although the electricians on the job have to be registered with the city.
Equipment rules changed twice in three years. Since 2023, Colorado's floor for a new split air conditioner has been 13.4 SEER2, though large homes with long cooling seasons often justify a higher tier. Since January 2025, new condensers have shipped with mildly flammable A2L refrigerants, R-454B or R-32, and the matching indoor coil goes in with them. The EPA's May 2026 rule allows remaining pre-2025 R-410A inventory to be sold and installed, yet with production being cut, we rarely recommend it for a system you expect to own for 15 years.
Pricing a heat pump with every AC quote
Xcel Energy holds the gas and electric franchise in Cherry Hills Village. Big houses burn a lot of gas from October to April, and a heat pump installed in place of a straight condenser can handle spring, fall and milder winter weather while the existing furnace takes the coldest nights; our dual-fuel guide explains the switchover. In a home with two or three systems, that choice multiplies: each qualifying air-source heat pump can carry its own $1,000 Colorado credit in 2026 (the contractor files it and passes at least $333 to you on the bill) and a $1,500 Power Ahead Colorado rebate if it is a cold-climate model and we register it before installation. Federal 25C money is no longer available after 2025, and Xcel reset its rebate amounts on October 1, 2026, so get the current number from Xcel.

Air Conditioning Installation FAQs — Cherry Hills Village
Should a large home in Cherry Hills Village have one system or several?
Usually several, or one variable-speed system with zoning. A single unit rarely keeps a basement, main floor and upstairs comfortable at the same time.
Does Cherry Hills Village license HVAC contractors?
There is no city HVAC license, but the work still needs a permit, and electricians must register. Our office handles the application.
Can my AC be included in my remodel permit?
Yes. HVAC work can ride on the main building permit when it is part of a larger project.
How far from the house can the condenser go?
It depends on the manufacturer's line-set limits and the equipment. Longer runs cost efficiency, so we balance noise and appearance against performance.
