Ductless Mini-Split Installation in Greenwood Village
Greenwood Village has large custom homes on half-acre to one-acre lots, 1960s ranches in Greenwood Hills, newer construction in The Preserve and a big share of apartments and condos. Ductless mini-splits serve all of them, but for different reasons. Here's how we approach each.
Greenwood Hills ranches
The ranches in Greenwood Hills went up in the 1960s, many on close to an acre. Many have been expanded with family rooms, primary suites or sunrooms, and the original furnace and ducts weren't sized for the extra space. A ductless head in the addition is usually cheaper and more effective than enlarging the duct system. In some cases a multi-zone system can take over most of the house, with the furnace kept as backup.
Our guide to mini-splits in older homes explains how these retrofits are laid out.

Greenwood Village Climate Note
Greenwood Village at 5,633 ft has typical south-metro climate. Larger homes often benefit from zoning to address sun-exposure imbalances and multi-floor temperature differences.

Custom homes in Sundance Hills and Old Greenwood
Custom homes on large lots often have rooms that a central system struggles with: a glass-walled sunroom, a home gym, a wine room, a studio over a detached garage or a pool house. Each can get its own single-zone unit with independent control. For a wing of several rooms, a multi-zone outdoor unit with wall heads, ceiling cassettes or a concealed ducted air handler keeps the look clean.
Large lots make it easier to place condensers behind landscaping, but line-set length and height limits still apply. We stay within the manufacturer's maximums.
How a sunroom or addition gets sized
Glass changes everything. A sunroom with three walls of windows can gain several times the heat of an ordinary room on a summer afternoon and lose it just as fast on a January night. We calculate the load from the actual glass area, orientation and shading, then pick a head that covers the peak without being so large it short-cycles the rest of the year.
For additions with vaulted ceilings, a head mounted on the high wall or a ceiling cassette moves air better than a low console. Ceiling fans help push warm air back down in winter.
The Preserve and newer homes
Homes in The Preserve and other construction from 2000 on, about 38% of the housing stock, have modern ducted systems. Ductless additions there usually cover a finished basement, a bonus room or a guest suite. Check HOA design guidelines before choosing an outdoor location.
Condos and apartments
Roughly 34% of housing units are in apartment complexes. Condo owners need association approval for any exterior equipment and penetrations. Wall brackets on a private patio or balcony, or a roof location, are the usual options.
Sizing and freeze protection
Arapahoe County's heating design temperature is 4°F. We size each head from a room-by-room load, which for a sunroom means accounting for the glass, and choose cold-climate models with published output at 5°F. Outdoor units go on stands above snow; indoor condensate goes to an interior drain or pump so it can't freeze.
Permit and electrical
The Building Permitting and Inspection Division of Greenwood Village Community Development handles permits. Confirm with the division what a given project needs; for a new mini-split we expect mechanical and electrical permits and file them. A condenser here gets its own 240-volt breaker and a weatherproof disconnect. Larger custom homes often have room in the panel, but a multi-zone system plus an EV charger can push older services to their limit.
Rebates
As a DRCOG member city, Greenwood Village qualifies for Power Ahead Colorado's $1,500 cold-climate rebate on existing homes; we must submit it before the work starts. Colorado's 2026 credit is $1,000 per qualifying air-source system, and at least $333 must be passed to you as an invoice discount. Xcel supplies gas and electricity; check its current heat pump amounts, which changed October 1, 2026. The federal 25C credit has expired.

Who issues the permit?
Greenwood Village Community Development. We confirm requirements and file.
