Ductless Mini-Split Installation in Denver Tech Center
The Denver Tech Center is an office district, not a town, but thousands of people live in the houses, townhomes and condo towers around it. For those homes, especially attached ones, a ductless mini-split is often the only practical way to add or upgrade cooling. The address decides which city issues the permit.
Condo towers and mid-rise buildings
Around the Denver Tech Center there are condo buildings of every size, from Eastmoor Park, a five-story, 60-unit building from 1974, to Penterra Plaza, a 23-story tower from 2003 with 266 units. In a high-rise, an outdoor condenser often can't go on a balcony or wall without association approval, and some buildings prohibit it entirely. Ask the HOA first what's allowed: a balcony bracket, a roof location, or nothing exterior at all.
In older mid-rise buildings with through-wall units, a mini-split can sometimes replace the sleeve unit using the same opening. We provide the board with spec sheets, sound ratings and a mounting detail.

Neighborhoods We Serve
Hampden South, Southmoor Park
Townhomes from the late 1970s to early 2000s
Hampden South has many townhomes and condos built from the late 1970s into the early 2000s. Original systems in those units are often reaching the end of their lives, and the upstairs bedrooms run hot. A head in the main bedroom, or a two-zone system covering the top floor, handles that without disturbing the shared walls. Outdoor unit placement is usually an HOA matter, so get approval for the location and line cover.
Single-family homes in Hampden South and Southmoor Park
Hampden South's ranches, split-levels and two-stories have a median build year of 1971, and the northern part of Southmoor Park has 1970s and 1980s homes. In split-levels, the lower level runs cold and the bedrooms run warm. One head on the problem level gives it independent control. For older homes with small or heating-only ducts, a multi-zone system can add cooling to the main rooms. The older-home mini-split guide shows typical layouts for houses of this age.
Which city issues the permit
Homes near the Denver Tech Center fall under different jurisdictions. Denver addresses, including Hampden South and Southmoor Park, go through Denver Community Planning and Development. Greenwood Village addresses go through its Community Development department on South Quebec Street. Centennial addresses go through the city's Building Division, where One-Stop permits cover like-for-like replacements but a new system usually needs a regular permit. We confirm by address and file the right one.
Sizing and freeze protection
Denver's heating design temperature is 3°F and Arapahoe County's is 4°F, at about 5,633 feet. We size each head from a room-by-room load and choose cold-climate models with published output at 5°F. Condos rarely have convenient drains near the head, so we often use a small condensate pump hidden in the line cover rather than an exterior drain that would freeze.
Electrical considerations in condos
Every condenser has to have its own 240-volt circuit and a nearby shutoff. In condos the panel may be in a hallway closet far from the exterior wall, and some buildings have limited service per unit. We check the panel and the route before quoting, and building management may need to approve any work in common areas.
Utilities and incentives
Xcel serves Denver and Greenwood Village addresses; Centennial addresses may be Xcel or CORE, and CORE's efficiency page showed no heat pump rebate in November 2026. Xcel adjusted its heat pump rebates on October 1, 2026, so confirm current amounts. An installer reported Denver's Climate Protection Fund residential rebates closed in 2025.
Denver, Greenwood Village, Centennial and Arapahoe County are all DRCOG members, so Power Ahead Colorado's $1,500 cold-climate rebate can apply to existing homes if we file before installation. The state credit for 2026 is $1,000 per qualifying system, with at least $333 shown as an invoice discount. Federal 25C ended for equipment installed after 2025.
