Furnace Installation & Replacement in Federal Heights

Federal Heights grew from a few hundred people in 1960 to nearly 8,000 by 1980, and much of its housing, including several manufactured home communities, dates from that period. A large share of homes are rentals. Here's how we handle furnace replacements for owners, landlords and manufactured-home residents in Federal Heights.

Manufactured homes need listed furnaces

Holiday Hills Village, Kimberly Hills, Denver Cascade and Monticello Park are among the city's manufactured home communities. Furnaces in these homes must be listed for manufactured housing, which usually means a sealed-combustion downflow unit that draws outside air through the roof and connects to the floor duct below. We match the new furnace to the existing duct opening and roof jack, convert it for altitude, and check the floor duct for crushed or disconnected sections while we're there.

The city runs a Manufactured Housing Installation Program and a mobile home set application; for a furnace replacement in an existing home, we confirm with the Building Department what permit applies.

Rental properties and the inspection program

Federal Heights has a Rental Housing Inspection Program, so landlords have a reason to keep heating equipment safe and documented. If you own several units with furnaces of similar age, we can assess them together and give you a written condition report and separate prices. Replacing on a schedule in the off-season usually costs less, in money and tenant goodwill, than replacing after a no-heat call.

Owners also ask whether a cheaper builder-grade furnace makes sense for a rental. Sometimes it does. A single-stage 80% ultra-low NOx unit is simpler and costs less to install, while a condensing furnace lowers the gas bill your tenant pays. We'll quote both so you can weigh the up-front cost against what you'll recover in rent or vacancy.

Sizing for small, older homes

Many site-built homes here are compact 1960s and 1970s houses. At 5,302 feet, a gas furnace delivers about 79% of its sea-level input after its high-altitude setup. We run a Manual J rather than matching the old unit, since a lot of original furnaces were oversized. In a manufactured home, the load is small and the furnace choice is limited to listed models, so getting the size right means choosing the model with the closest match.

What the NOx rule changes

New gas furnaces sold in Colorado since January 1, 2026 must meet 14 ng/J NOx or the latest ENERGY STAR version, and that includes manufactured-home furnaces. Ask about availability early, since compliant manufactured-home models are a smaller category. For site-built homes, you can choose an ultra-low NOx 80% furnace that keeps the existing vent, or a 97% condensing furnace with PVC venting and a drain. Read more in our NOx rule guide.

Permits, state electrical and utilities

The City of Federal Heights Building Department issues building permits. Electrical permits and inspections, which apply when an install adds or changes wiring, such as a new AC or heat pump circuit, are administered by the State of Colorado through DORA. We take care of both.

A utility directory lists Xcel Energy for gas and electricity in Federal Heights; confirm on your bill. If you're replacing an electric furnace or adding AC at the same time, a heat pump may make more sense, and it can qualify for Colorado's $1,000 credit and Power Ahead Colorado's $1,500 cold-climate rebate. Our heat pump vs. furnace guide compares them.
