Furnace Installation & Replacement in Berkley
Berkley is unincorporated Adams County with a Denver mailing address, and its houses span more than a century. A new furnace in a converted bungalow, a 1951 ranch or a split-level each starts from a different set of ducts, flues and closets. We plan the install around the house you actually have, then quote it in writing.
Matching the furnace to the era of the house
Early 1900s bungalows in Berkley were rarely built for forced air. Many started with a boiler or a gravity furnace, and the ductwork was added later through closets and floor cavities. When one of those systems is replaced, we measure what the ducts can actually carry before choosing a blower, because a modern furnace with a strong fan pushed into small ducts gets loud and runs hot.
The mid-century ranches, including the 1951 homes in the Berkeley subdivision, usually hold the furnace in a hall closet or a low basement. Space and service clearance drive the equipment choice there: a narrower cabinet, an upflow or horizontal configuration, or a return relocated so the filter is reachable. Split-levels bring a different issue, since the upper bedrooms sit far from a furnace on the lowest level and often run cooler in January.
Duplexes usually have two furnaces, one per side, often installed years apart. If both are aging, replacing them together can save a second trip and a second permit; if only one is failing, we look at the other while we are there and tell you how it looks.

Berkley Climate Note
Berkley sits at about 5,210 feet just north of Denver. Lakes and Clear Creek Valley Park nearby mean outdoor AC coils in some yards collect leaves and cottonwood fluff through the summer.

Sizing for 5,210 feet
Gas furnaces lose roughly 4% of their rated input for every 1,000 feet of elevation, so at Berkley's 5,210 feet a correctly converted furnace delivers about 79% of its sea-level rating. That is not a reason to buy the biggest unit. Older houses that have had new windows, attic insulation or a sealed-up basement often need less heat than the original furnace provided. We run a Manual J room by room, set the gas orifices and manifold pressure for the altitude, and check temperature rise at startup.
Venting under Colorado's 2026 NOx rule
Colorado's NOx law has applied to furnaces sold since January 1, 2026, which must now hit 14 ng/J or meet the latest ENERGY STAR version. In Berkley that usually comes down to two paths. An ultra-low NOx 80% furnace can keep using a sound metal flue or lined chimney, which suits closet installs with no easy route outside. A 97% condensing furnace vents through PVC and needs a condensate drain, which works well in a basement near an exterior wall.
One detail matters a lot in the older houses: if the furnace moves off a shared chimney and the water heater stays on it, the chimney may now be far too large for the water heater alone. We check draft on the water heater after the change and line or resize the vent if needed. Our NOx rule explainer goes into the choices.
Adams County permits and the address check
Because Berkley is unincorporated, the furnace permit comes from Adams County's Community and Economic Development Department, not from Denver. The county lists furnace installation or replacement as permit-required work and only issues permits to registered contractors. A few blocks on the edges of the community fall inside Denver or Arvada, so we confirm the jurisdiction from your address before we quote. Our office files it and books the county inspection.
When a heat pump belongs in the quote
If the air conditioner is close to the end of its life too, it is worth pricing a heat pump with the furnace as backup. Adams County is a DRCOG member, which puts unincorporated Berkley inside Power Ahead Colorado's service area for its $1,500 cold-climate rebate. Our dual-fuel guide explains how the two share the load.

Furnace Installation FAQs — Berkley
Does a furnace replacement in Berkley need a permit?
Yes. Adams County lists furnace installation and replacement as permit-required work for unincorporated addresses, and we take care of the application.
My bungalow's ducts were added later. Will a new furnace fit them?
Usually, with the right blower setting or a furnace sized to what the ducts can move. We measure static pressure before choosing equipment.
Can I keep my chimney when I replace the furnace?
Yes, with an ultra-low NOx 80% furnace if the chimney or flue is in good shape and properly sized or lined.
We own a duplex. Should both furnaces be replaced at once?
If both are old, doing them together is efficient. If one is sound, replacing only the failed unit is reasonable, and we will tell you how the other looks.
