AC Installation & Replacement in Brighton
Brighton's average July high is about 90 degrees and the record is 105, hotter than much of the metro because the city sits low on the plains at under 5,000 feet. Most homes here were built during the 2000s growth wave, so the typical job is replacing a builder's original condenser, along with some first-time installs near downtown. We size, permit, and install the whole system with a written price up front.
Replacing the first system in Brighton Crossing and Bromley Park
Brighton's population grew almost 60 percent from 2000 to 2010, and that wave filled Bromley Park and the early phases of Brighton Crossing. The air conditioners those builders installed were chosen to pass inspection at the lowest cost, often a 13 SEER unit paired with whatever coil fit the furnace. Nearly two decades later, many are failing or running on borrowed time.
A replacement is a chance to correct what the builder skipped. We measure the duct system's static pressure, check that the upstairs has enough return air, and run a Manual J rather than copying the old tonnage. New split systems use R-454B or R-32 refrigerant, so the indoor coil is replaced along with the condenser.

Brighton Climate Note
Brighton sits on the open eastern plains at ~5,000 ft — strong wind exposure increases infiltration losses, and winter cold snaps can be harsher than the foothills. Properly sized equipment with weatherized ductwork is critical.

Sizing for heat on the plains
Brighton sits at about 4,990 feet, a little lower than most of the metro, but it still loses some cooling capacity to thinner air; ACHR News cites industry guidance of roughly a 0.92 correction at 5,000 feet. What sets Brighton apart is the exposure: wide-open lots, west-facing glass, and few mature trees on newer streets. Those details matter more in a load calculation than the city name.
Getting the size right matters both ways. Too small and the house drifts warm on a 100-degree afternoon. Too large and the system short-cycles, leaving rooms uneven and wearing the compressor. On two-story plans we also look at whether a zoned system or a ductless unit for a bonus room would serve better than a bigger single condenser.
Downtown homes, swamp coolers, and panel capacity
Older houses around the Bridge Street area were built long before central air. Some still use evaporative coolers, which do a good job in dry heat but struggle when monsoon humidity arrives in late summer. Converting to central air means adding a cooling coil, rethinking return air, and sealing the cooler's roof or wall opening.
The electrical side deserves a look before you commit. A condenser needs a dedicated 240-volt circuit and an outdoor disconnect, and older panels may not have the room. We check your panel when we measure the house, so any electrical work is in the estimate.
United Power, heat pumps, and the permit
The City of Brighton lists United Power as its electric provider, so Xcel's cooling and heat pump rebates generally do not apply to your electric equipment; ask United Power what it currently offers before buying. Gas is from Xcel Energy, which matters if you are pairing a heat pump with your furnace.
State incentives do apply: Colorado's 2026 heat pump tax credit is $1,000, claimed by the contractor with at least $333 taken off your invoice, and Power Ahead Colorado offers $1,500 for cold-climate air-source heat pumps when filed before work starts. Our heat pump vs. furnace guide covers when the switch pays off. We pull permits through the city's Building Permit Counter and schedule the inspection.

Air Conditioning Installation FAQs — Brighton
Who is my electric utility for AC rebates in Brighton?
The city lists United Power. Check its current programs before you buy, since Xcel's electric rebates do not apply to United Power customers.
My builder AC is 18 years old and still running. Should I replace it now?
Not necessarily. If it cools well and has no leaks, plan ahead instead. Replacing before it fails lets you choose equipment and timing instead of taking whatever is in stock in July.
Is a swamp cooler enough for a Brighton summer?
On dry days, often yes. On humid late-summer days it loses ground, which is why many homeowners add central air or a heat pump.
What does the city inspect?
The Building Division inspects the mechanical installation after the work is done. We pull the permit through the city's permit counter and schedule that inspection.
