Furnace Installation & Replacement in Brighton
Brighton's population grew almost 60% between 2000 and 2010, so thousands of homes in Brighton Crossing and Bromley Park got their furnaces in the same few years. Many of those builder-grade units are now 15 to 25 years old. If you are planning a replacement before one fails, here is what goes into doing it right at about 4,990 feet.
Why so many furnaces are due at once
A building boom means a replacement wave about two decades later. The DOE puts average gas furnace life at about 21.5 years, and builder-grade furnaces in production homes often fall short of that, especially when filters were neglected or the unit was oversized and short-cycled. If several neighbors on your street have replaced theirs, yours is probably on the same schedule.
Homes near Historic Downtown Brighton along Bridge Street are older and more varied. Furnaces there may sit in small basements or crawlspaces and often share a vent with the water heater, which makes the venting plan the first thing we look at.

Brighton Climate Note
Brighton sits on the open eastern plains at ~5,000 ft — strong wind exposure increases infiltration losses, and winter cold snaps can be harsher than the foothills. Properly sized equipment with weatherized ductwork is critical.

Sizing at Brighton's elevation
At 4,987 feet, Brighton is one of the lowest cities we serve, but the altitude still costs about 20% of a furnace's sea-level rating. An 80,000 Btu/h input furnace works out to about 64,000 Btu/h here after high-altitude setup. We run a Manual J on every replacement. Production homes from the 2000s were often fitted with a single furnace size across a floor plan, so the right size for your house may differ from what the builder installed.
The 2026 rules for a new gas furnace
From January 1, 2026, a new gas furnace sold in Colorado must meet the 14 ng/J NOx limit or the current ENERGY STAR version. Since July 31, 2026 that is Version 5.0, which requires about 97% AFUE in the northern U.S. Your existing furnace is unaffected and can keep being repaired. When you replace it, every quote should name which compliance path the new model uses. We put that on paper.
Condensing furnaces and PVC venting
Most 2000s homes in Brighton Crossing and Bromley Park already have a condensing furnace with PVC intake and exhaust. Replacing it with a 97% model is usually straightforward, but we still check pipe diameter against the new furnace's maximum vent length, confirm the sidewall termination isn't where snow drifts, and replace the condensate trap and drain line. Where an older home is moving from an 80% furnace to condensing, we price the new vent route and any change needed for the water heater's vent.
Permits, utilities and other options
Furnace replacement in town goes through the City of Brighton's Community Development permit counter, and we pull the permit and schedule the inspection. If you have no heat, the city's rules let us install first and file the permit application no later than the following business day, leaving the work uncovered until the inspector signs off.
Gas comes from Xcel Energy, and electricity from United Power. That split matters if you are weighing a heat pump: Xcel's heat pump rebates apply to Xcel electric customers, so ask United Power about its current programs. The state's $1,000 air-source heat pump tax credit and the $1,500 cold-climate rebate from DRCOG's Power Ahead Colorado are separate from your utility. Our heat pump cost guide lays out typical metro pricing.

Furnace Installation FAQs — Brighton
My Brighton Crossing furnace is 18 years old and still works. Should I replace it?
Not automatically. If the heat exchanger is sound and repairs are minor, keep it running. Planning ahead does let you compare a compliant furnace, a heat pump and dual fuel without the pressure of a no-heat call.
Who supplies my gas and electricity?
According to the city, Xcel Energy delivers natural gas and United Power delivers electricity. Furnace rebates, where offered, come from the gas utility; heat pump rebates depend on the electric utility.
Can you replace my furnace the same day it fails?
When equipment is available, yes. For no-heat calls, the city accepts a permit application filed the next business day after the install.
Do I need a bigger furnace because of the altitude?
You need one rated correctly for the altitude, not necessarily a bigger one. The Manual J sets the size, and the derate tells us which nameplate rating delivers it here.
