Heat Pump Repair in Denver Tech Center

The Denver Tech Center is an office district, but the homes around it, in Hampden South, Southmoor Park and nearby parts of Greenwood Village and Centennial, include many townhomes and condos that heat with heat pumps. Repair work near DTC often means a closet air handler, a balcony condenser and an HOA that controls the roof.

Condo and townhome heat pumps

Condo buildings near DTC range from the 1970s to the early 2000s. Many units have a split heat pump: an air handler with electric backup strips in a closet and an outdoor unit on a balcony, a roof or a shared pad. When the heat pump fails, the strips quietly take over, and the first sign is often a January electric bill two or three times the usual.

Common causes include low refrigerant from a slow leak, a failed outdoor fan motor, a stuck reversing valve and thermostats set to emergency heat by accident. We check the whole system, not just the part that is easiest to reach.

Neighborhoods We Serve

Hampden South, Southmoor Park

Access, HOAs and shared equipment

In mid-rise buildings like those in Hampden South, the outdoor unit may be on a roof the HOA controls. We coordinate access with property management and follow building rules on hours and noise. If several units share an equipment yard, we confirm which condenser is yours before testing; mislabeled units are more common than you would think.

Condensate is another building-specific issue. A clogged drain in a closet air handler can leak into the unit below, so if you see water around your closet, turn the system off and call.

Older R-22 systems in 1970s and 1980s buildings

Condos from the late 1970s and 1980s may still have heat pumps running on R-22, which is no longer produced. A refrigerant leak on one of these usually makes replacement the better choice. Electrical repairs like capacitors and contactors can keep one going while you plan. Ask the association for its equipment rules early; we build them into the quote.

Single-family homes around DTC

Hampden South's single-family homes, with a median build year around 1971, and the 1970s and 1980s houses in Southmoor Park often have a heat pump added to an existing gas furnace. Those dual-fuel systems work well when the switchover point is set from actual Xcel rates. If the furnace seems to run all winter, the setting may be too high or the heat pump may have failed. See our dual-fuel guide.

Townhomes in the area often have the outdoor unit on a small patio or between garages, where snow from a shared drive gets piled against it. Keep at least two feet clear around the unit and never stack shoveled snow on it. If your HOA's snow contractor buries it repeatedly, ask management to mark the spot.

Defrost, ice and wind between buildings

Wind channels between mid-rise buildings and across the open parking areas around the Denver Tech Center, and balcony units take the brunt of it. Snow blows into coils, and meltwater from the floor above can drip onto a balcony unit and freeze. A defrost cycle should clear frost in a few minutes; a solid cap of ice means either drip from above or a defrost fault.

Permits depend on the address

Because the Denver Tech Center is not a city, the permit can come from Denver, Greenwood Village or Centennial depending on your parcel. Utilities vary too: Xcel serves Denver and Greenwood Village, while Centennial addresses may be on Xcel or CORE. All three jurisdictions are in DRCOG, so occupied homes and condos can claim Power Ahead's $1,500 along with the $1,000 state credit. Confirm current Xcel rebates. The federal 25C credit has ended.

Heat Pump Repair FAQs — Denver Tech Center

My condo electric bill tripled this winter. Is the heat pump broken?

Likely. When the heat pump stops, electric backup strips carry the load. We diagnose it.

Can you get onto my building's roof to service the unit?

Yes, with HOA or property manager approval. We coordinate access.

Who issues the permit for my home near DTC?

It depends on which side of the city lines you live on. We look up the jurisdiction for your address before filing anything.

Water is leaking from my closet air handler. What should I do?

Turn the system off and call. A clogged condensate drain can damage the unit below.
