Furnace Installation & Replacement in Denver Tech Center

The Denver Tech Center is an office district, not a city, so a furnace installation for a home near it starts with two questions: which city is your address in, and what does your HOA allow? Around DTC, that means Denver, Greenwood Village or Centennial, and either a single-family house from the 1960s through the 1980s or a townhome or condo built between the late 1970s and early 2000s.

Single-family homes in Hampden South and Southmoor Park

Houses in Hampden South, where the median home dates to 1971, and the northern part of Southmoor Park are mostly ranches, split-levels and two-stories. Their furnaces have usually been replaced once or twice, often in basements with enough room to work. The common upgrades at replacement are adding return capacity for upper floors, choosing a two-stage or variable-speed blower to even out a split-level, and cleaning up a flue or gas line that was adapted for an earlier furnace.

Many of these homes have finished basements, and a furnace sized decades ago for an unfinished basement may now be serving more conditioned space, or less heat loss after window replacements. We run a Manual J rather than matching the old nameplate.

Townhome closet furnaces and venting

In townhome complexes from the late 1970s onward, the furnace often sits in a closet or utility room, sometimes in the middle of the unit, and vents through the roof or a side wall. That location usually decides the furnace type. Since January 1, 2026, new gas furnaces sold in Colorado must meet 14 ng/J NOx or the current ENERGY STAR version. Where a 97% condensing furnace would need a new PVC route through a shared wall or roof, an ultra-low NOx 80% model that uses the existing metal vent may be the practical choice. Our NOx guide covers the options.

Condensing furnaces in closets also need a condensate drain, and in attached homes a leak can reach a neighbor. We plan the drain route and, where needed, a pump with an overflow shutoff.

HOA approvals

Townhome and condo associations near DTC often control exterior changes, including new vent terminations, roof penetrations and work in shared mechanical spaces. Before we schedule, check your HOA documents or ask the management company what needs approval. In high-rise buildings like Penterra Plaza, heating may come from building systems rather than equipment inside each unit, so confirm what belongs to you.

Altitude and sizing

At about 5,630 feet, a gas furnace delivers roughly 77% of its sea-level input after high-altitude setup. We set the orifices and gas pressure for the elevation and confirm temperature rise at startup. A properly sized furnace in a townhome is often smaller than the one it replaces, since shared walls reduce heat loss.

End units and top-floor condos are the exception: more exposed wall and roof means more heat loss than an interior unit of the same size in the same complex. That's why we calculate each home instead of copying the furnace size a neighbor in the next building used, even when the floor plans look identical from the street.

Permits by city

Denver addresses are permitted through Community Planning and Development. Greenwood Village handles permits through its Community Development department at 6060 South Quebec Street. In Centennial, a like-for-like furnace replacement is a One-Stop permit through the Building Division. We confirm the city from your address, file the permit and schedule the inspection.

All three cities are DRCOG members, so if you add a heat pump, Power Ahead Colorado's $1,500 cold-climate rebate applies. Our dual-fuel guide explains pairing one with a new furnace.

Which city permits furnace work near the Denver Tech Center?

Denver, Greenwood Village or Centennial, depending on your address. We check and file with the right one.

Can I put a condensing furnace in my townhome closet?

Often, if there's a practical PVC vent route and drain. If not, an ultra-low NOx 80% furnace on the existing vent may fit better.

Yes. At about 5,600 feet a furnace delivers roughly 77% of its rated input, which the load calculation accounts for.
