Heat Pump Repair in Greenwood Village

Greenwood Village mixes 1960s ranches in Greenwood Hills, large custom homes in The Preserve and Sundance Hills, and apartments near the Tech Center. Heat pump repair here often means working on one of several systems in a big house, or on a ductless unit added to a wing or addition the original furnace never reached.

Large homes with multiple systems

Estate homes in The Preserve and Sundance Hills frequently have two or three systems, sometimes a mix of heat pumps and furnaces, each serving a different floor or wing. When one area is cold, the cause could be a single failed heat pump, a zone damper stuck closed, a thermostat calling the wrong system, or a communicating control that has lost contact with its outdoor unit.

We test each system on its own and check that each outdoor unit actually runs when its thermostat calls. On variable-speed and communicating equipment, we read fault histories from the control board, which often shows the problem developing over weeks.

These homes also tend to have premium equipment, such as variable-speed outdoor units and communicating thermostats. They are efficient and quiet, but they diagnose differently than a basic system. A generic thermostat swapped in during a remodel can disable the communication and leave the heat pump running at a single speed or not at all. We restore the matched controls where needed.

Greenwood Village Climate Note

Greenwood Village at 5,633 ft has typical south-metro climate. Larger homes often benefit from zoning to address sun-exposure imbalances and multi-floor temperature differences.

Ductless heads on additions and bonus rooms

Owners of older ranches in Greenwood Hills and Old Greenwood often add a ductless heat pump to a sunroom, a bonus room or an addition. Service needs on these differ from ducted systems: blower wheels that collect dust and grow mildew, condensate lines that sag and leak, and communication errors that show as blinking lights. Blower wheels can be cleaned without pulling the head off the wall. Typical layouts appear in our ductless article for older homes.

Dual fuel in 1960s and 1970s homes

In Greenwood Hills ranches, the usual upgrade path has been a heat pump in place of a dead AC, with the furnace kept. The heat pump then handles most of the heating season, and the furnace backs it up on the coldest nights. Trouble usually lives in the controls: an untouched handoff setting, a dead outdoor sensor or missing lockout wiring. We set the switchover based on your Xcel rates. See our dual-fuel article.

Landscaping, hail and the outdoor coil

Greenwood Village's mature landscaping is lovely and hard on outdoor units. Shrubs crowding the coil, leaves and cottonwood seed matted into the fins and sprinklers spraying the cabinet all reduce airflow and corrode parts. Keep plantings two feet back and point sprinklers away.

Summer hail flattens fins, and heavy damage reduces capacity permanently. A roof claim is a good prompt to have the coil looked at as well.

Cottonwood fluff in late spring is worth a special note. It mats onto the coil like felt, and a heat pump that struggled the previous winter often has a layer of it under the leaves. A gentle hose rinse from inside the coil out, with power off, removes most of it.

Repair or replace, and who issues permits

Roughly half the housing here predates 2000, so first-generation equipment is overdue. On a unit over 15 years old with a compressor or coil failure, replacement usually makes sense. On a younger unit, capacitors, contactors, fan motors, defrost controls and leak repairs are routine, and we give you a written price first.

Greenwood Village Community Development handles building permits, and whether a particular replacement needs one should be confirmed with the city; we check before starting. A replacement here can draw on Power Ahead's $1,500, the state's $1,000 and an Xcel rebate that should be verified after its fall revision. The federal 25C credit has ended.

Can you service a ductless unit on my addition?

Yes, all major ductless brands, including heads, condensate lines and communication faults.

My sprinklers hit the outdoor unit. Is that a problem?

Over time it can corrode the coil and cabinet. Redirect the heads away from the unit.
