Heat Pump Repair in Littleton

About a third of Littleton's housing is in apartment and condo complexes, and many of those buildings rely on heat pumps, some dating to the 1980s. Add postwar ranches in Rangeview and Broadmoor that have swapped old ACs for heat pumps, and the city has a broad mix of systems to keep running.

Condo heat pumps in closets and on roofs

Many Littleton condos from the 1970s through the 1990s have a split heat pump with an air handler in a hallway closet and a condenser on a roof, balcony or ground pad shared with neighbors. Common problems include clogged filters that nobody can reach easily, condensate drains that back up into the unit below, and outdoor units buried in snow on balconies.

Access matters. If the outdoor unit is on a roof, the HOA may need to authorize entry, and we coordinate with management. Some systems use electric strips as their only backup, so a failed heat pump in January can triple a condo's electric bill.

Noise complaints are another condo-specific call. A rooftop or balcony unit with a failing fan motor bearing, a loose panel or a compressor without its sound blanket can be heard by neighbors before the owner notices. Catching these early protects both the equipment and the peace with the HOA.

Littleton Climate Note

Littleton sees more wildfire smoke days than north metro — air purification systems are popular here. Foothill exposure means more wind, less humidity.

Older R-22 heat pumps

Heat pumps installed before about 2010 often use R-22, a refrigerant no longer produced. Any repair that needs refrigerant gets expensive quickly, and a leaking R-22 system is rarely worth recharging. Electrical repairs like a capacitor or contactor can still keep one running another season while you plan.

When a Littleton condo owner replaces an R-22 system, the HOA may have rules on equipment size, location and noise. We check those before we quote.

Postwar ranches and add-on heat pumps

Rangeview, Broadmoor and Woodlawn filled in during the city's postwar boom, when the population grew nearly eightfold in twenty years. When owners replace a failed AC with a heat pump and keep the gas furnace, the result is a dual-fuel system. Faults we see include a switchover temperature left at a default, an outdoor sensor that has failed, and small 1950s ducts that limit airflow.

Our dual-fuel article covers how that setup is supposed to work.

Panels in those houses are often small. If the heat pump was paired with electric strips instead of the gas furnace, a cold morning can overload a 100-amp service. We check strip amperage and breaker size and tell you if an electrician is needed.

Defrost, ice and the outdoor coil

With a 4°F design temperature in Arapahoe County, Littleton heat pumps defrost regularly through the winter. A defrost cycle should last a few minutes and leave the coil clean. Ice that keeps building, a fan that stops for long periods or a unit that blows cold air indoors for more than 10 minutes all point to a defrost sensor, board or reversing valve problem. Roof drip onto the unit is also a common cause in older neighborhoods.

Permits, county lines and incentives

Within the city, replacement permits come from the Littleton Building Division. Many addresses with a Littleton mailing address, such as Ken Caryl, Columbine and Roxborough Park, are actually unincorporated and fall under their county. We confirm jurisdiction before filing.

A qualifying replacement in an occupied home or condo can bring in $1,500 through the DRCOG program and $1,000 from the state. Xcel rebates changed October 1, 2026, so confirm the amount. The federal 25C credit has ended.

Heat Pump Repair FAQs — Littleton

My condo heat pump is on the roof. Can you still service it?

Yes. We coordinate roof access with your HOA or property manager.

Is my 2005 R-22 heat pump worth fixing?

Small electrical repairs, yes. Refrigerant leaks or compressor failures usually are not.

My Ken Caryl address says Littleton. Who issues the permit?

Jefferson County, since Ken Caryl is unincorporated. We confirm before filing.

Why is my condo electric bill so high this winter?

The heat pump may have failed and backup strips are carrying the load. Call us for a check.

Can I add a heat pump to my Rangeview ranch's gas furnace?

Yes, as a dual-fuel system. Duct size is the main thing we check first.
