Heat Pump Repair in Niwot
Niwot homes are big by metro standards, averaging around 3,600 square feet on half-acre lots, and many have two or more systems. Heat pump repair here often means tracking down a problem in one zone of a multi-system house, or dealing with what mature trees and long line runs do to equipment.
Two systems, one complaint
In estate homes around Somerset Estates and Niwot Hills, it is common to have a heat pump serving the upstairs and a furnace or second heat pump serving the main floor. When one zone feels cold, the issue may be a failed zone damper, a thermostat calling the wrong system, or simply one heat pump that has quietly stopped while the other keeps the house tolerable.
We check each system separately, measure supply temperatures and confirm that each outdoor unit runs when its thermostat calls. It sounds basic, but it is often where the answer is.
Older bungalows and farmhouses close to the village are the opposite case: one small system, sometimes a ductless head or two, serving a home that has been added onto over decades. When those struggle, the issue is often that the original equipment was never sized for the additions, not that a part has failed. We tell you which it is.

Niwot Climate Note
Niwot at about 5,168 ft enjoys a slightly milder climate than Boulder but still gets significant winter wind from the foothills. Heat pumps work very well; propane is common on ranch properties without natural gas.

Cottonwood fluff and leaf litter
Cottonwood Park and the older lots near Niwot Village have mature trees that drop seed fluff in late spring and leaves in fall. Both mat onto outdoor coils. A matted coil can cut capacity sharply, and you may not notice until the first cold snap or the first heat wave. Rinsing the coil gently from inside to out each spring and fall is the easiest maintenance you can do. Never use a pressure washer on the fins.
Long line sets and slow leaks
On large lots, outdoor units are sometimes placed well away from the house for noise or appearance. Longer refrigerant runs have more joints and more chance for a slow leak. A heat pump that loses a little charge each year will heat less well, ice more often and lean harder on backup heat. We find and fix the leak, then weigh in the correct charge for the actual line length.
Long runs also matter for ductless systems in bungalows and farmhouses near the village. Our ductless guide explains how those systems are laid out.
Aux heat and dual-fuel settings
With a 0°F design temperature in Boulder County, backup heat has a job on the coldest nights. On a mild day it should not run. If your thermostat shows AUX in the afternoon, the heat pump may be low on charge, the outdoor sensor may have failed, or the lockout may be set too high. In dual-fuel homes, we set the switchover point based on Xcel's gas and electric rates for your account. See our dual-fuel article for the background.
Repair or replace, and Boulder County permits
The area's median home dates to the mid-1980s, so many original heat pumps and ACs have already been replaced once. A unit under ten years old with an electrical failure is a repair. A unit over 15 with a compressor or coil failure is usually a replacement.
As unincorporated Boulder County, Niwot replacements go through Boulder County Building Safety and Inspection Services. For an existing house, the replacement can earn the state's $1,000 heat pump credit and a $1,500 Power Ahead Colorado rebate. Any county resident may join Switch Together's group pricing, while EnergySmart now serves income-qualified households only. Check Xcel's current numbers too. The federal 25C credit has ended.

Heat Pump Repair FAQs — Niwot
One floor of my Niwot home is cold. Is it the heat pump?
It could be that zone's heat pump, a damper or a thermostat. We test each system separately.
How do I clean cottonwood off my outdoor unit?
Turn off power and rinse gently with a garden hose from the inside out. No pressure washers.
Why does my heat pump lose refrigerant every year?
There is a leak, often at a joint on a long line set. We find and repair it instead of just recharging.
Who handles permits for Niwot heat pump replacements?
The county's Building Safety and Inspection Services office handles them, because the town has never incorporated.
Can I join Switch Together from Niwot?
Yes, it is open to all Boulder County residents. Check offer deadlines with the county.
