Furnace Installation & Replacement in Centennial
Roughly seven in ten Centennial homes went up during the last three decades of the 20th century, and few of those houses still have their first furnace. Many are on a replacement from the late 1990s or 2000s that is now due again. A same-type furnace replacement falls under the city's One-Stop permit category, which keeps paperwork light, but the sizing and venting decisions still deserve care.
The second-replacement wave
Homestead, Walnut Hills, Cherry Knolls and Willow Creek filled in during the 1970s and 1980s. A typical house there got a new 80% furnace sometime in the 1990s or 2000s, often the same size as the original. Southglenn, Foxridge, Piney Creek and Heritage Greens followed in the 1980s and 1990s on a similar cycle. With the DOE's average furnace life around 21.5 years, those replacement units are the ones we are replacing now.
That history matters because the house has usually changed since the original furnace was sized: new windows, more attic insulation, a finished basement. Copying the old capacity again rarely gets it right in Centennial, and an oversized furnace short-cycles, wears its igniter and inducer faster, and leaves rooms far from the furnace cooler than the thermostat.

Centennial Climate Note
Newer Centennial homes are well-insulated and tight — proper ventilation and humidity management are key. Heat pump retrofits work especially well.

Manual J at 5,722 feet
Centennial's elevation calls for about a 23% derate. A furnace with 80,000 Btu/h input at sea level runs at about 62,000 here once it has high-altitude orifices and correct gas pressure. We run a Manual J first and choose a model whose derated output meets the load. Finished basements in these homes often have one or two supply registers and no dedicated return, so we check that the ductwork can deliver what the new furnace produces.
New-furnace rules in 2026
Under HB23-1161, a gas furnace sold new in Colorado must emit no more than 14 ng/J of NOx or carry the current ENERGY STAR certification. ENERGY STAR Version 5.0, in effect since July 31, 2026, requires 97% AFUE in northern states. Your quote should say which path the furnace meets. Any compliant model we install in a Centennial home also gets the altitude setup described above. You can read more in our NOx rules guide.
Staying at 80% or going condensing
Most 1970s and 1980s homes here vent the furnace and water heater together through a metal B-vent to the roof. An ultra-low NOx 80% furnace can often reuse it after inspection. A 97% condensing furnace needs a new PVC route, usually a sidewall near the furnace, plus a drain, and the water heater left on the B-vent has to be checked and often resized because one appliance in a vent sized for two may not draft well.
In the One-Stop process, a straight replacement doesn't need plan review, but any venting change still has to pass inspection.
Utilities and heat pump alternatives
City utility listings name Xcel Energy and CORE Electric Cooperative, with the provider varying by address, so check your bills before planning around a rebate. If Xcel is your gas utility, note that a rebate tracker reports Xcel dropped gas furnace rebates on January 1, 2026. Heat pump rebates depend on your electric utility. A $1,000 Colorado tax credit for air-source heat pumps plus Power Ahead Colorado's $1,500 for cold-climate models apply either way.
If your AC dates from the same era as the furnace, a dual-fuel system replaces both with one project and keeps gas heat for cold snaps.

Furnace Installation FAQs — Centennial
Does Centennial require plan review for a furnace replacement?
No. The city lists like-for-like furnace replacement as a One-Stop permit. We still schedule the inspection, which covers venting, gas piping and clearances.
My Willow Creek furnace is the same size as the original. Is that wrong?
Not necessarily, but it's worth checking. The Manual J often shows a smaller furnace will do after insulation and window upgrades.
Which utility do I have?
That varies by street. Your bill shows which one serves you, and that affects rebates.
Should I replace the AC at the same time?
If it's over 15 years old or uses R-22, replacing both together usually saves labor and lets you consider a heat pump. We'll quote both ways.
Can a high-efficiency furnace vent through my roof instead of a wall?
Yes, if the PVC can reach the roof within the furnace's maximum vent length. Some homeowners prefer that over a sidewall termination near a patio or side yard.
