AC Installation & Replacement in Ken Caryl
Ken Caryl Valley filled in between the early 1970s and 1997, which puts many homes on their second or third air conditioner and a few still waiting for their first. Every exterior AC change here also goes through the Ken-Caryl Ranch Architectural Committee. We prepare the paperwork, handle the Jefferson County permits and quote in writing after a load calculation.
Getting Architectural Committee approval
The master association requires Architectural Committee approval for air conditioners and evaporative coolers. Its rules bar equipment on roofs and on the fronts of homes, and evaporative coolers must sit on the ground or in a first-floor opening. An application includes a description and image of the proposed screening, the unit's manufacturer spec sheet and a photo of the house from the street with the planned location marked.
The committee meets twice a month, and most decisions take about two weeks, with complex projects up to 30 days. A subassociation may also need to approve. We supply the spec sheet and placement photo, and we build the timeline around approval so the install is not held up.

Ken Caryl Climate Note
At about 5,788 feet against the foothills, furnaces need altitude derating and air conditioners lose some capacity. Summer hail is the main risk to outdoor units.

Replacing a 1980s or 1990s system
Homes from this era usually have a gas furnace and central AC sharing a duct system that was laid out for a single-speed blower. A new condenser runs on R-454B or R-32, so the indoor coil gets replaced too, and the coil has to fit the furnace cabinet. If the furnace is near the end of its life, replacing both together keeps the airflow matched.
We also check the existing line set and the electrical circuit. The new condenser's breaker and wire size must match its nameplate, and older disconnects are often worn.
Two-story and walkout homes
Many houses here climb the valley slope, with walkout basements on the downhill side and bedrooms upstairs that run several degrees warmer. Bigger equipment won't fix that. A variable-speed system, a better return in the upper hallway or a zoning setup with dampers usually does. A Manual J room by room shows where the load is. At about 5,800 feet, thinner air trims coil capacity, with ACHR News citing a correction of about 0.92 at 5,000 feet, so sizing takes care rather than guesswork.
CORE Electric and the heat pump option
A utility directory names CORE Electric Cooperative as the primary electric provider for Ken Caryl. CORE members are outside Xcel's electric rebate programs, so confirm the name on your bill and call CORE about any current offers before you buy. A heat pump cools like an AC and can heat through much of the winter with your gas furnace as backup, as our dual-fuel guide explains.
State and regional money applies regardless of utility. On the state side, each air-source heat pump installed in 2026 is worth a $1,000 Colorado credit that the registered installer files, crediting you no less than $333 of it. Power Ahead Colorado pays $1,500 on cold-climate heat pumps in existing homes when the installer enrolls the job ahead of time. The federal 25C credit ended after 2025.
New homes in North Plains
North Plains, with about 755 single-family homes, townhomes and multi-family units, began grading in June 2023. Builder-installed systems there are new, but owners sometimes want to add zoning, a ductless unit for a bonus room or a heat pump swap. Note that Power Ahead Colorado does not cover homes still under construction.
Permits come from the county rather than a town: Jeffco Building Safety wants a mechanical application for the equipment and an electrical one for the circuit, and we file both and are on site for the inspection.
