Furnace Installation & Replacement in Ken Caryl
Most of Ken Caryl was built between the early 1970s, when Johns-Manville bought the ranch, and 1997, when the valley neighborhoods were largely finished. That makes it a community where nearly every house has replaced its first furnace and many are approaching a second replacement. The new North Plains homes are the exception.
Valley homes on their second or third furnace
A Ken Caryl Valley home built in the late 1970s probably got its second furnace in the late 1990s or 2000s, and that unit is now 20 years old or more. Homes in Bradford from the 1980s and 1990s are on a similar cycle. The ducts usually date from the original build, and many houses have finished basements added later. We check whether those basement rooms have returns and whether the trunk lines can carry the airflow of a modern variable-speed furnace.
If your furnace is in its late teens and the AC is similar in age, replacing both together lets you match the coil and blower, and gives you a chance to consider a heat pump.

Ken Caryl Climate Note
At about 5,788 feet against the foothills, furnaces need altitude derating and air conditioners lose some capacity. Summer hail is the main risk to outdoor units.

North Plains: new homes, different questions
The North Plains development, roughly 755 single-family, townhome and multifamily units that began grading in 2023, has brand-new equipment. Owners there are more likely to be asking about adding a heat pump or zoning than replacing a furnace. If you're buying in a newer home, record the furnace model and install date now; you'll want it later.
Townhomes and multifamily units in North Plains often put the furnace in a closet or attic. When those eventually need replacing, the space and vent route will limit the choices, so it helps to know now whether your unit is a condensing model and where its condensate drains.
Load and altitude at 5,788 feet
Gas furnaces derate about 4% per 1,000 feet, so in Ken Caryl a furnace runs at about 77% of its sea-level input after its high-altitude setup with the right orifices and gas pressure. Houses against the hogback and on the valley's west side also see more wind than homes on the plains. A Manual J accounts for both, and for upgrades such as new windows that often make the original furnace size too large.
80% or 97% under the 2026 NOx law
Since January 1, 2026, Colorado requires new gas furnaces to meet 14 ng/J NOx or the newest ENERGY STAR version. Many 1970s and 1980s Ken Caryl homes vent the furnace and water heater together through a metal B-vent. An ultra-low NOx 80% furnace can stay on that vent. A 97% condensing furnace moves to PVC through a side wall or the roof and needs a condensate drain, and the water heater left behind may need a smaller vent. We price both and explain the difference. See our NOx rule guide.
Jefferson County permit and utilities
Ken Caryl is unincorporated, so Jefferson County Building Safety issues the mechanical permit for a furnace replacement. We file it and schedule the inspection. A utility directory lists CORE Electric Cooperative as Ken Caryl's electric provider, which would mean Xcel's heat pump rebates generally don't apply; Colorado's $1,000 credit and Power Ahead Colorado's $1,500 cold-climate rebate do. We don't have a confirmed gas supplier for every address, so check your bill.
