Furnace Installation & Replacement in Greenwood Village

Many homes in Greenwood Village are large custom houses on half-acre to one-acre lots, and a lot of them have two or three furnaces. That changes the replacement question from which furnace to buy to which ones to replace, when, and at what size. Here is how we approach a furnace replacement in Greenwood Village.

Housing age by area

Greenwood Hills has 1960s ranches on lots near an acre. Their furnaces have been replaced several times, often on the original duct layout, and some still vent through chimneys. Sundance Hills and Old Greenwood have custom homes, many from the 1970s through the 1990s, that often use multiple furnaces or zoned systems. The Preserve is newer, with furnaces from the 2000s and later that are now approaching or entering the replacement window. About 51% of the Village's housing was built from 1970 to 1999.

Greenwood Village Climate Note

Greenwood Village at 5,633 ft has typical south-metro climate. Larger homes often benefit from zoning to address sun-exposure imbalances and multi-floor temperature differences.

Replacing one of several furnaces

In multi-furnace homes, units installed together tend to wear out together, but the one serving the basement or a lower-load zone often lasts longer. We inspect each one: heat exchanger, run hours, repair history and how well it matches its zone's load. Replacing both at once can save labor and keep controls consistent. Replacing only the failed unit is also reasonable when the other has years left. We price both ways, and if you replace one now, we choose controls and a thermostat that will work with the next furnace when it's due.

Manual J for big houses at 5,633 feet

The Village sits at about 5,630 feet, a 23% derate. Large custom homes are where rule-of-thumb sizing goes furthest wrong. Vaulted great rooms, walls of glass and finished lower levels each have very different loads. A room-by-room Manual J lets us size each furnace to its zone, and a modulating furnace on the main floor often solves the problem of a great room that is too warm at noon and cold at night. We also check zone dampers and bypass ducts on older zoned systems, since a new variable-speed blower behaves differently from the one the zoning was designed around.

2026 compliance and venting

New gas furnaces sold in Colorado since January 1, 2026 must meet 14 ng/J NOx or the current ENERGY STAR version, which requires 97% AFUE in the North since July 31, 2026. The KOAA report on the law quoted one contractor estimating $7,000 to $10,000 installed for compliant equipment versus about $5,000 for older models; that is a market report, not our pricing, and multi-furnace jobs vary widely.

In Greenwood Hills ranches, a condensing furnace usually needs a new PVC route and a drain, and any gas water heater left on the chimney needs its vent resized. In newer homes the PVC vents can often be reused after checks. More in our NOx guide.

Permit, Xcel and dual fuel

Mechanical code enforcement in Greenwood Village sits with the Building Permitting and Inspection staff in Community Development. We check with them on what your specific replacement requires and pull the permit. Xcel Energy provides gas and electricity; an outside rebate database lists Xcel's furnace rebates as discontinued from January 1, 2026.

Large Greenwood Village homes with good ducts are strong candidates for dual fuel, pairing a cold-climate heat pump with a compliant furnace on one or more zones. A $1,000 Colorado tax credit for air-source heat pumps plus Power Ahead Colorado's $1,500 for cold-climate models apply per qualifying system rules.

Furnace Installation FAQs — Greenwood Village

We have three furnaces. Do we need a Manual J for each?

We do one room-by-room calculation for the house and break it out by zone, so each furnace is sized for the rooms it serves.

Our Greenwood Hills ranch furnace is in the garage. Is that OK?

It can be, if it meets clearance, combustion air and protection requirements. We check those when planning the replacement.

Is dual fuel practical with multiple zones?

Yes. You can add a heat pump to one zone or all of them, depending on budget and loads.

Who handles the permit in Greenwood Village?

We confirm requirements with Community Development and pull the permit and inspection.

How long does replacing two furnaces take?

Often two days, depending on venting and access. If you need heat throughout, we can replace one zone at a time so part of the house stays warm.
