Furnace Installation & Replacement in Lone Tree
At about 6,280 feet, Lone Tree is one of the highest cities we serve, so altitude setup matters more here than in central Denver. The median home dates to 1997, which puts many original furnaces at or near the end of their service life. We're based next door in Castle Pines.
A 25% derate changes the math
Gas furnaces lose about 4% of output per 1,000 feet above sea level, which works out to roughly 25% in Lone Tree. A furnace rated 100,000 Btu/h input at sea level runs at about 75,000 here after its high-altitude conversion. That means orifices sized for the altitude, manifold pressure set to the manufacturer's table and, on many models, a high-altitude pressure switch. SWEEP has noted that some ultra-low NOx furnaces need a separate high-altitude kit, so we confirm availability before ordering.
The Manual J sets the target. Many 1990s homes got generously sized furnaces, so a correct load calculation often supports a smaller, two-stage or modulating unit.

Lone Tree Climate Note
Lone Tree at 6,280 ft is one of the highest cities in metro Denver — meaningful altitude derate on equipment. Manual J sizing critical.

Heritage Hills, Grand View Estates and Acres Green
Heritage Hills, the gated community, and most of the 1990s and 2000s single-family neighborhoods have furnaces that are either original and near 25 to 30 years, or replacements from the 2000s. Some still have 80% furnaces venting with the water heater through a B-vent; others are condensing on PVC.
Grand View Estates is older, with 1970s homes on acre-plus lots. Furnaces there have been replaced several times, and venting and ductwork often reflect earlier remodels. Acres Green homes date from the city's early years and follow a similar pattern. In both, it's common to find a furnace that was moved or replaced during a basement finish, with ducts extended to new rooms and the return left as it was. We measure airflow before choosing the new furnace's size and blower.
RidgeGate's newer homes
RidgeGate, including Lyric and the East Village, has been building single-family homes, rowhomes and condos over the past two decades. Furnace replacements there are uncommon. In rowhomes and condos, space and vent routes are tight and HOA rules may govern sidewall terminations, so we check those before recommending equipment. Stacked units may also have the furnace in a closet with limited clearance, where a compact or horizontal model is the only fit.
The NOx law and venting
Since January 1, 2026, new gas furnaces sold in Colorado must meet 14 ng/J NOx or the current ENERGY STAR version (97% AFUE in the North as of July 31, 2026). In a home with an 80% furnace on a shared B-vent, an ultra-low NOx 80% furnace can stay on the vent if it is sized correctly. A 97% furnace vents in PVC and needs a drain, and the water heater then needs its vent resized for one appliance. Our NOx guide covers the details.
Permit and utility
The City of Lone Tree Building Division accepts permit applications only electronically and performs the inspection. We submit the application and schedule the inspection. Xcel Energy supplies gas and electricity citywide. One third-party rebate tracker says Xcel stopped offering gas furnace rebates when 2026 began, so we verify before counting on one.
Because Lone Tree homes are on Xcel electric, they can use Xcel heat pump rebates, which changed October 1, 2026, along with Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate. At this altitude, heat pump sizing needs care; see our sizing guide.

Furnace Installation FAQs — Lone Tree
Why does altitude matter so much in Lone Tree?
At 6,280 feet the air has less oxygen, so a furnace must burn less gas to burn it cleanly. Without the conversion, it overfires, which shortens heat exchanger life and can produce carbon monoxide.
My Heritage Hills furnace is original. Should I replace it before winter?
If it's near 30 years old, planning a replacement beats waiting for a January failure. If it's safe and running well, a tune-up can carry it while you compare options.
Do RidgeGate townhomes have special requirements?
Often the HOA has rules about exterior vents. We check those along with the city permit.
How is the permit submitted?
Electronically. Lone Tree takes applications only online, and we handle it.
Is a heat pump realistic at this elevation?
Yes, with a cold-climate model sized to your Manual J. Many owners pair one with a gas furnace for the coldest nights, which keeps the furnace as backup heat.
