Furnace Installation & Replacement in Thornton

Thornton started as Sam Hoffman's 1950s ranch-home development and now has about 142,000 residents. Nearly 45% of its homes were built in 2000 or later, almost 47% from 1970 to 1999 and about 8% earlier. That spread means three different kinds of furnace replacement, and we plan each one differently.

Original Thornton ranches

The 1950s single-story ranches in Original Thornton usually have a basement or closet furnace sharing a chimney or B-vent with the water heater. These houses have gone through several furnaces. The ductwork is typically original and sized for a different era of equipment. We check the return air and duct capacity before choosing a furnace, since a modern blower can be noisy and inefficient on a duct system that's too small.

For venting, an ultra-low NOx 80% furnace can reuse a vent that's correctly sized and in good shape. A condensing furnace needs a PVC route and drain, and the water heater left behind on the chimney needs its vent resized. We put that in writing. Original Thornton basements are often low, so we also check headroom and service clearance for the new furnace and filter rack before choosing between an upflow model and a horizontal one.

Thornton Climate Note

Eastern Thornton sits at the edge of the High Plains — expect stronger winter wind chill than central Denver. Older slab-on-grade homes often need extra return-air capacity.

The 1970s to 1990s neighborhoods

Areas built from 1970 to 1999, including Cherrywood Park and Quail Valley, have mostly two-story and split-level homes on second or third furnaces. Furnaces from 2000s replacements are now about 20 years old. Many of these homes moved to condensing furnaces during an earlier replacement, so the PVC vent may be reusable after checks. Where the house still has an 80% furnace on a B-vent, the same two-path choice applies as in the older ranches. Split-levels in particular benefit from a two-stage or variable-speed furnace, because their lower and upper levels have very different heat needs that a single-stage furnace tends to overshoot.

Post-2000 subdivisions

Holly Crossing, Briar Ridge, Holly Point and Grange Creek include many homes built since 2000. Original condensing furnaces from the early 2000s are entering the replacement window. Production-built homes were often fitted with one furnace size per floor plan, so a Manual J for your actual house can point to a smaller furnace or a two-stage model. We also replace the condensate trap and drain line and check that sidewall vent terminations clear windows, decks and snow lines.

Altitude, NOx and manufactured homes

At about 5,210 feet, furnaces lose roughly 21% of their sea-level rating, so an 80,000 Btu/h input furnace delivers about 63,000 here after high-altitude setup. Since January 1, 2026, a new gas furnace must meet Colorado's 14 ng/J NOx limit or the current ENERGY STAR version (97% AFUE in the North since July 31, 2026). See our NOx guide.

About 4.6% of Thornton's homes are mobile homes. Those need furnaces listed for manufactured housing, not standard residential units, and they must also meet the NOx rule; the 2026 propane and mobile-home exemption covers water heaters, not furnaces.

Permit and utilities

Furnace replacement is on the city's list of mechanical work that needs a permit. We file it with the Building Division, then book and attend the inspection. Gas comes from Xcel Energy; a rebate tracker reports Xcel ended gas furnace rebates on January 1, 2026. Electricity comes from Xcel or United Power depending on address, which decides which heat pump rebates you can use.

Colorado's $1,000 air-source heat pump credit and Power Ahead Colorado's $1,500 cold-climate rebate apply regardless of utility. Our heat pump cost guide covers typical metro pricing if you want to compare.

Furnace Installation FAQs — Thornton

My Original Thornton furnace is in a closet. What are my options?

An ultra-low NOx 80% furnace on the existing vent, or a condensing furnace if PVC can reach an outside wall and condensate can drain. We measure before recommending.

Do I need a permit to replace a furnace in Thornton?

Yes. The city's permit list includes furnace installation and replacement. We file it.

Is my electric utility Xcel or United Power?

It depends on your address. Your bill shows it, and it matters for heat pump rebates.

Can my mobile home use a standard furnace?

No. It needs a furnace listed for manufactured housing that also meets Colorado's NOx rule.
