Furnace Installation & Replacement in Northglenn
Northglenn began in 1959 as Perl-Mack Enterprises' master-planned community, and the first phases were mostly ranch homes. About 43% of the city's houses date from 1940 to 1969. A furnace replacement in one of those ranches is rarely just a box swap, because the vent, gas line and ducts around it are often original.
What a Perl-Mack ranch needs from a new furnace
The original filings and neighborhoods like Hillcrest have compact ranches with the furnace in a basement or a hall closet. Over 60-plus years, these houses have had several furnaces, each connected to the same trunk, returns and flue. The return path is often a single central grille, which limits airflow. When we install a new furnace, we measure static pressure and add return capacity if the existing duct can't carry what the furnace needs. A smaller, right-sized furnace on a better return usually heats more evenly than a big one on the old duct.
Homes from 1970 to 1999 make up about 36% of the city and 2000s homes about 21%. Those newer houses have more conventional duct layouts and, in the most recent ones, condensing furnaces already vented in PVC.

Northglenn Climate Note
Northglenn at 5,364 ft has typical Front Range climate. Mid-century homes often need duct upgrades when modern high-CFM equipment is installed.

The venting decision
Most older Northglenn homes vent the furnace and water heater together into a masonry chimney or metal flue. Under the NOx limits that began January 1, 2026, the only new gas furnaces that can be sold in Colorado are ultra-low NOx models (14 ng/J or less) and those certified to the newest ENERGY STAR spec, which moved to 97% AFUE on July 31, 2026. That leaves two practical choices.
An ultra-low NOx 80% furnace can continue to use the existing vent if it is sized correctly and in good condition, which avoids new wall penetrations. A 97% condensing furnace vents through PVC, usually out a sidewall, and needs a condensate drain. With the furnace gone from the chimney, a gas water heater is left alone in a flue sized for two appliances. The code requires its vent to be resized, typically with a liner, and that cost should be on the quote. Our NOx guide walks through both paths.
Sizing for altitude and a cold record
At about 5,364 feet, a furnace loses roughly 21% of its sea-level rating. A 60,000 Btu/h input furnace delivers about 47,000 here after high-altitude orifices and gas pressure are set. We size from a Manual J using the local design temperature. Northglenn's record low of -24°F on December 22, 1990 is a reminder that a correct altitude setup matters, since an underfired or overfired furnace is least forgiving on the coldest nights.
Permit, license and utility
Permits run through the Building Division at City Hall, where SAFEbuilt handles plan review and inspections under contract. Anyone you pay to replace a furnace needs a Northglenn contractor license and must pull the permit, and we hold the license and file the paperwork. Xcel Energy supplies gas and electricity. A rebate tracker reports Xcel ended gas furnace rebates on January 1, 2026, so we check what's current before quoting.
When a heat pump makes more sense
Many of these ranches have an aging central AC or a swamp cooler. If the AC is due too, a cold-climate heat pump or dual-fuel system can handle both jobs. A cold-climate unit can draw $1,500 from Power Ahead Colorado on top of the state's $1,000 air-source credit when the contractor applies before work starts, and Xcel heat pump rebates changed on October 1, 2026, so confirm current amounts. The federal 25C tax credit is gone for equipment installed after December 31, 2025.

Furnace Installation FAQs — Northglenn
My furnace is in a hall closet. Can it be high-efficiency?
Often, if there's a route for two PVC pipes to an outside wall and a place to drain condensate. If not, an ultra-low NOx 80% furnace on the existing vent may be the better fit.
Why is a single return a problem?
A furnace needs a certain airflow. One small central return can starve it, which raises temperatures inside the furnace and leaves far rooms cool. Adding return air often fixes comfort problems.
Does Northglenn require a city contractor license?
Yes. Contractors must be licensed with the city and pull the required permits. We're set up to do both.
Do I need to replace my water heater too?
No, but if it stays on the chimney after a condensing furnace goes in, its vent must be resized for it alone.
