Furnace Installation & Replacement in Westminster
About 64% of Westminster's homes were built between 1970 and 1999, and roughly one in ten is a townhome. That makes the most common furnace replacement here a 1980s or 1990s house on its second furnace, with a meaningful number of townhomes where space and venting are the main constraints.
The 1970s to 1990s core
Neighborhoods like Wood Creek, Westcliff and the Standley Lake area are mostly two-story and split-level homes from the 1970s through the 1990s. Many had their first furnace replaced in the 2000s, and those units are now about 20 years old. Some of those replacements were 80% furnaces on the original B-vent; others moved to condensing furnaces with PVC venting. Both are common, and the existing setup shapes the options. Split-levels with the furnace on the lowest level often send too little heat to the top floor; we check supply and return ducts on those floors during the estimate, because a furnace upgrade alone won't fix a duct limitation.
Older areas such as Shaw Heights and southeast Westminster, part of the 12% of homes built from 1940 to 1969, more often have chimneys shared with the water heater.

Westminster Climate Note
Westminster's mix of newer and older neighborhoods means we work with everything from 1970s gravity furnaces to modern variable-speed systems.
Neighborhoods We Serve
Bradburn, Standley Lake, Legacy Ridge, Trailside, Wood Creek, Westcliff, Shaw Heights, North Park, Hidden Lake, Cotton Creek
Trailside, Legacy Ridge and newer homes
Homes built since 2000, including much of Legacy Ridge and Bradburn Village, usually have condensing furnaces. When one is replaced, we check that the existing PVC meets the new furnace's diameter and length limits, that terminations meet clearance rules, and that the condensate trap and line are replaced. Trailside, built in the 1990s, has furnaces in the 25-to-30-year range if they're original.
Townhomes
Townhomes often have the furnace in a closet or small utility room, sometimes on an upper level, and exterior vent locations may be governed by HOA rules. A compact condensing furnace with sidewall PVC is often possible. Where it isn't, an ultra-low NOx 80% furnace on the existing vent may be the practical choice. We check both before quoting, along with the HOA's rules and whether the furnace closet has the combustion air the new unit requires.
Sizing and the 2026 NOx law
At about 5,325 feet, a furnace loses roughly 21% of its sea-level rating. A 60,000 Btu/h input furnace becomes about 47,000 here once orifices and gas pressure are set for altitude. We size from a Manual J; many 1980s homes have had window and insulation upgrades that reduce the load.
Colorado's HB23-1161 has applied since January 1, 2026: any new gas furnace sold here needs a certified NOx rate of 14 ng/J or less, or the latest ENERGY STAR certification, which became 97% AFUE for northern states on July 31, 2026. When a condensing furnace leaves a shared vent, the water heater's vent has to be resized for it alone. Our NOx guide covers the rules.
Permit, utility and heat pumps
The City of Westminster Building Division requires a permit and inspection to install or replace a furnace, and since you're inside city limits, it comes from the city regardless of whether you're on the Adams or Jefferson County side. We file it and meet the inspector.
Xcel Energy supplies gas and most electricity, with United Power serving some customers. An outside rebate database lists Xcel's furnace rebates as discontinued from January 1, 2026. For a heat pump, a $1,000 Colorado tax credit for air-source heat pumps plus Power Ahead Colorado's $1,500 for cold-climate models apply, and Xcel heat pump rebates changed October 1, 2026. Furnace Installation FAQs — Westminster
Can a high-efficiency furnace go in my townhome's closet?
Often, if PVC can reach an exterior wall within the furnace's limits and the HOA allows the termination. If not, an ultra-low NOx 80% furnace may fit the existing vent.
I'm on the Jefferson County side. Who issues my permit?
The City of Westminster, since you're inside city limits.
My Wood Creek furnace is 20 years old. Is it time?
If it needs a major repair, replacement is usually the better value. If it's safe and running well, plan ahead and compare options.
Are there rebates for a new furnace?
Gas furnace rebates from Xcel appear to have ended in 2026. Heat pumps have more incentives. We check current programs before quoting.
How long does a Westminster furnace replacement take?
A like-for-like swap on reusable venting usually takes a day. Changing vent type, adding returns or relocating a termination can add time, and we spell that out in the quote.
