Ductless Mini-Split Installation in Berthoud

Berthoud sits mostly in Larimer County, outside the Denver regional council, so one rebate that metro homeowners count on is off the table here. The housing ranges from 1880s railroad-town houses near downtown to patio homes at Heron Lakes and new subdivisions like Fickel Farms and Westside Crossing. Here's how a ductless mini-split fits each, and what the money looks like.

Older homes near downtown

Berthoud was incorporated in 1888, and the Welch Addition dates to 1886. Houses from that era near downtown were built long before forced air, and many got ducts later that never served the upstairs or the back porch rooms. Ductless heads let you condition those spaces without chasing ducts through plaster.

A two- or three-head system can also take over most of the heating in a smaller old house, leaving the furnace as backup for the coldest nights. Our guide to mini-splits in older homes covers layouts and trade-offs.

Heron Lakes patio homes and HOA rules

Heron Lakes at TPC Colorado is a Toll Brothers community, and a 2020 patio home there was listed with forced air and central air. In homes like that, a mini-split usually serves a sunroom, a lower level or a loft. Patio homes share tight side yards and strict design guidelines, so get HOA approval for the condenser location, the line-set route and the cover color first.

Golf-course lots add one wrinkle: we keep outdoor units out of the line of play where we can and on the side away from the fairway, which usually also keeps them quieter for neighbors.

Fickel Farms, Westside Crossing, Prairie Star and Vantage

Meritage builds in Fickel Farms and Tri Pointe in Westside Crossing. These homes are ducted and new, so ductless work mostly means a finished basement, a bonus room or a garage converted to a gym. One single-zone unit per space is the usual answer. If the house is still under the builder's warranty, ask whether adding equipment affects any coverage before we drill.

Single-zone, multi-zone or both

For one room, a single-zone system is the most efficient choice: one head, one condenser, sized to that room. Where the goal is several rooms, a multi-zone outdoor unit saves wall space outside, but it runs less efficiently when only one small head is calling. In patio homes with little exterior room, that trade-off usually favors multi-zone; in an older house with rooms on opposite ends, two small single-zone units often perform better.

Bedrooms get quiet, low-capacity heads; living rooms with tall ceilings may get a larger head or a ceiling cassette.

Sizing for Larimer County

ENERGY STAR lists Larimer County's heating design temperature at 3°F and Weld County's at 0°F; the town straddles both. We size to the colder number for Weld addresses and choose cold-climate models whose spec sheets show real output at 5°F and below, not just the rated capacity at 47°F.

Outdoor units go on stands above drifting snow and away from roof edges. Indoor condensate runs to an interior drain or a pump so a January cold snap can't freeze it shut.

Permit and electrical

The Town of Berthoud Building Department lists furnaces and air conditioning among permit-required projects, works under the 2024 I-codes and requires contractors to be licensed with the town. We take care of the application and the inspection. Each condenser needs a dedicated 240-volt circuit and a disconnect within sight.

What incentives apply here

Berthoud, Larimer County and Weld County don't appear on DRCOG's member list, so Power Ahead Colorado's $1,500 rebate isn't expected to apply. The state's 2026 heat pump credit still does: $1,000 per qualifying air-source system, claimed by a registered contractor, with at least $333 showing up as a discount on your invoice.

Xcel Energy is listed as the main utility, so its heat pump rebates may help; Xcel changed those amounts October 1, 2026, so check its current figures before you sign. The federal 25C credit no longer applies to systems installed after 2025.

Ductless Mini-Split Installation FAQs — Berthoud

Is Power Ahead Colorado available in Berthoud?

Do I need HOA approval at Heron Lakes?

Yes. Get written approval for the outdoor unit location and line-set cover before installation.

What temperature do you size for?

Larimer County's 3°F design temperature, or 0°F for addresses on the Weld County side.

Does the town require a licensed contractor?

Yes. Berthoud requires contractors to be licensed with the town, and we pull the permit.

Can a mini-split heat an older downtown house?

Often most of it. We usually keep the furnace as backup for the coldest nights.
