Ductless Mini-Split Installation in Lyons

Lyons runs its own electric utility, sits at the mouth of two canyons and still has red sandstone buildings from the 1870s. Each of those facts changes how a ductless mini-split gets planned. Some properties outside town run on propane, which makes the operating-cost case different too.

Town electric rates and the operating-cost math

The Town of Lyons sells electricity at a flat $0.1339 per kWh plus a $12 monthly base charge. Using that rate and a $1.05 per therm natural gas price, our own math puts break-even at a seasonal efficiency of about 3.0 against an 80% furnace and about 3.5 against a 95% furnace. A good cold-climate unit can land near those numbers over a Lyons winter, so in a gas home the case rests as much on adding cooling and zoning as on fuel savings.

Propane is a different story. On parcels outside town that heat with propane, a mini-split often looks better, but propane prices vary widely, so compare your own delivered price.

Lyons Climate Note

At about 5,341 feet at the mouth of the foothills, Lyons gets cold canyon-edge winter nights and warm summer days, and many areas of town lie in the mapped floodplain.

Sandstone and older homes downtown

The sandstone historic district buildings downtown date from the early 1870s to 1917. Drilling a line-set hole through stone takes core bits and patience, and the location should respect the facade. We usually route through a frame addition or a rear wall instead. Ductless heads suit these houses because there's no room for ducts. Our mini-split guide for older homes covers more.

Which rooms to start with

In many Lyons homes the best first step is not the whole house. A single head in the main living area, where most daytime hours are spent, takes over shoulder-season heating from the furnace and handles summer cooling. Bedrooms can follow with a multi-zone outdoor unit later if the first head proves itself.

In a propane home, the logic flips. Each head displaces expensive fuel, so covering more of the house from the start often makes sense. We size each head from that room's load and keep backup heat in place for the coldest nights.

Floodplain rules

Much of Lyons was affected by the September 2013 flood. If your home is in the floodplain, Lyons requires a separate floodplain development permit, and outdoor equipment generally has to be elevated. We set the condenser on a raised bracket or platform and route electrical accordingly.

Steamboat Valley homes and outlying parcels

The 1990s homes in Steamboat Valley usually have ducted systems; mini-splits there target a hot loft or basement. On outlying parcels with wells and septic, the main question is electrical capacity, since some older rural services are small. We check before quoting.

Cold-climate setup

Boulder County's heating design temperature is 0°F, and canyon winds can be strong. Outdoor units go on rated stands above snow, anchored and away from roof drip lines. Indoor condensate runs to an interior drain or pump so it can't freeze.

Permits and incentives

SAFEbuilt provides building department services for the Town through the Community Core portal, the 2024 ICC codes took effect July 1, 2026, and contractors must hold a Town license. We pull the permit.

Because the Town supplies electricity, Xcel's electric rebates don't apply. The Municipal Energy Agency of Nebraska runs a heat pump program for member utilities, but eligibility and amounts for this town weren't confirmed. Power Ahead Colorado's $1,500 rebate can apply to existing homes, Colorado's 2026 credit is $1,000 with at least $333 on the invoice, and Lyons is a Switch Together partner (2026 offers due November 8). Federal 25C has ended.

Ductless Mini-Split Installation FAQs — Lyons

Do Xcel rebates apply in Lyons?

Not for electricity. The Town of Lyons supplies power. Ask the Town about MEAN programs.

Is a mini-split cheaper to run than gas here?

Roughly break-even against an efficient furnace at Town rates. Against propane it often wins.

Do I need a floodplain permit?

If your property is in the floodplain, yes, and outdoor equipment generally must be elevated.

Can you drill through sandstone walls?

Yes, with core bits, but we usually route through a frame wall to protect the facade.

Who inspects the work?

SAFEbuilt, on behalf of the Town of Lyons.

Should I keep my furnace?

In most homes, yes, as backup for the coldest nights. The mini-split carries most of the season.
