HVAC Guide: Stonegate
Stonegate is the established community in north Parker near the E-470 corridor, with detached homes, townhomes and condos built from the early 1990s onward. It is technically unincorporated Douglas County rather than the Town of Parker, which changes who issues your HVAC permit. Many Stonegate homes are on their second furnace or nearing a replacement decision, and this guide covers what to plan for.
Stonegate at a glance
The Census Bureau first defined Stonegate as a census-designated place for the 2000 census. Wikipedia lists a 2020 population of 9,072, an area of about 1.84 square miles (roughly 1,180 acres) and an elevation of 5,896 feet. A local real estate overview dates the community's start to the early 1990s and describes single-family homes, townhomes and condominiums, with pools, tennis courts, two community centers and trail-linked parks.
A Parker real estate guide notes that designs, lot sizes and construction dates vary widely across Stonegate, with listings of three to six bedrooms and some homes over 4,000 square feet. Enclaves such as Windrift sit within the larger community.
Equipment age: plan replacement, don't wait for it
A 1993 house on its first furnace has a 33-year-old appliance in the basement, and even a 2003 home's original unit would be 23. Many Stonegate homes have already had one replacement, often only the furnace or only the AC. Check the data plates on both: when one is ten years newer than the other, it is worth asking whether the older half will force a furnace replacement or AC replacement soon.
Some older condensers still hold R-22, and because new R-22 is no longer made for servicing, recharging one is expensive. Replacing an R-22 condenser usually means replacing the indoor coil and often the line set, because new refrigerants run at different pressures. That makes it a good time to consider a heat pump.
Ductwork and comfort in 1990s homes
Two-story homes from this period commonly have one return per floor and supply ducts sized for the original furnace's blower. If a new, higher-efficiency furnace was installed without checking the ducts, it may be fighting high static pressure, which can show up as noisy registers, a short-cycling system or rooms that never reach temperature. A technician can measure static pressure in a few minutes and tell you whether the ducts or the equipment are the bottleneck.
Finished basements, common in homes of this age, often were not on the original duct design. A ductless mini-split can serve one area without overloading the main system.
Utilities and heat pump economics
Parker-area homes generally get natural gas from Xcel Energy and electricity from CORE Electric Cooperative; check your bills, since providers can vary by address. A cold-climate heat pump paired with your existing or new furnace (dual fuel) lets the system choose the cheaper fuel based on outdoor temperature. Our comparison guide explains the economics, and the rebate guide lists 2026 incentives: the state's $1,000 credit for air-source systems is filed by a registered contractor, and the federal 25C credit has ended. Details on our heat pump installation service are on the Parker page.
Permits and metro district rules
Because Stonegate is unincorporated, HVAC mechanical permits come from Douglas County's Building Division; the Town of Parker does not handle them. Your contractor should pull the county permit and schedule the inspection.
Stonegate Village Metropolitan District and Stonegate North Villages Metropolitan District each serve parts of the community. We could not find published rules on outdoor HVAC equipment for either, so check your covenants and contact your district or HOA before adding or relocating an outdoor unit. Townhome and condo owners should also check with their association, since shared walls and roofs often carry stricter rules.
Seasonal maintenance
Parker's climate means a long heating season, so a fall tune-up with a combustion and safety check matters most for older furnaces. In spring, rinse the condenser coil and check the condensate line. Breakdowns are covered on our furnace repair and AC repair pages.
Stonegate HVAC Questions
Is Stonegate in the Town of Parker?
No. Stonegate is an unincorporated census-designated place with a Parker mailing address, so HVAC permits are issued by Douglas County.
How old is a typical Stonegate furnace?
Original furnaces from the 1990s would be 25 to 33 years old today. Many homes have replaced them already; check the data plate inside the furnace cabinet.
Do I need metro district approval to add an AC or heat pump?
Possibly. We did not find published equipment rules, so check your covenants and contact your district or HOA before adding or moving outdoor equipment.
Is a dual-fuel heat pump a good fit for Stonegate?
It often is when the AC needs replacing, because the heat pump replaces the AC and shares heating with the furnace. Call (720) 466-7983 for a written quote.
