Furnace Installation & Replacement in Lyons

Lyons is a small foothills town with a few things that set a furnace installation apart: a municipal electric utility, propane on many outlying properties, floodplain rules along the rivers, and a town contractor license requirement. Its housing ranges from red sandstone buildings of the 1870s to 1990s homes in Steamboat Valley. Here's how we plan a new furnace in Lyons.

Floodplain homes and where the furnace goes

The September 2013 flood affected much of Lyons, and many basements and crawlspaces that held furnaces were flooded. Work in the mapped floodplain needs a separate floodplain development permit from the town, on top of the building permit. When we replace a furnace in a flood-prone house, we talk about whether it can move up a level, into a closet or attic, or be raised on a platform. A horizontal or attic furnace, or a heat pump air handler upstairs, can keep equipment out of harm's way.

If the furnace has to stay below grade, we keep the electrical connections and controls as high as practical and note the shutoffs so you know how to isolate gas and power if water rises.

Lyons Climate Note

At about 5,341 feet at the mouth of the foothills, Lyons gets cold canyon-edge winter nights and warm summer days, and many areas of town lie in the mapped floodplain.

Gas in town, propane outside

Natural gas is available in town, while some properties outside town use propane, along with wells and septic. A propane furnace has its own orifices and gas pressures, and the supplier usually wants to inspect the line when equipment changes. If you're on propane and paying winter delivery prices, it's worth comparing a heat pump paired with a propane furnace; our dual-fuel guide explains how the system decides which to run. We haven't confirmed the gas company for every in-town address, so check your bill.

Historic and older homes

Sandstone buildings in the downtown historic district have thick walls and small interior spaces. A furnace may share an old chimney with a water heater, and running a new PVC vent through stone requires planning. An ultra-low NOx 80% furnace on a lined chimney is sometimes the simpler path. Steamboat Valley homes from the 1990s are more conventional, typically with a basement furnace on a metal vent or PVC, and are now at the age for a second furnace.

Altitude, sizing and the NOx rule

At 5,341 feet, a gas furnace delivers about 79% of its sea-level input after its high-altitude conversion. We size from a Manual J; foothill homes catch more wind than plains homes, and that raises the design load. Since January 1, 2026, new gas furnaces in Colorado, natural gas or propane, must meet 14 ng/J NOx or the current ENERGY STAR version. Some ultra-low NOx models need a separate high-altitude kit, so we confirm it arrives with the furnace.

Town permits and the municipal utility

The Town of Lyons contracts with SAFEbuilt for all building department services, with applications through the Community Core portal. A town contractor license is required to pull a permit, and the 2024 ICC codes took effect July 1, 2026. We submit the application and schedule the inspection.

Electricity comes from the Town of Lyons municipal utility, which buys power from the Municipal Energy Agency of Nebraska. Because Xcel isn't the electric provider, Xcel's heat pump rebates don't apply in town. Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate still do, and Boulder County's Switch Together program has offered heat pump group pricing. Check with the town utility about any program of its own.

Furnace Installation FAQs — Lyons

Do I need a floodplain permit to replace my furnace?

If your home is in the mapped floodplain, the town requires a floodplain development permit in addition to the building permit.

Does my installer need a Lyons license?

Yes. A Town of Lyons contractor license is required to pull a permit.

Can I get Xcel rebates in Lyons?

Not in town, where electricity comes from the municipal utility. State credits and Power Ahead Colorado still apply.

Can my furnace move out of the basement?

Often, to a closet, attic or upper-level space, depending on venting and ductwork. We look at options during the estimate.
