Furnace Installation & Replacement in Lafayette

Over 70 years, Lafayette turned from a small mining town into a city of 30,000-plus, and you can read that history in its houses: small Old Town homes, 1970s and 1980s subdivisions, and newer neighborhoods like Indian Peaks. The city's permit process for furnace replacements is quick, but its energy code changed in August 2026. Here's what that means for a new furnace in Lafayette.

Old Town and the coal-camp houses

Old Town Lafayette has small houses, some dating to the mining era, with limited basements or crawlspaces. Furnaces here often sit in closets or crawlspaces and vent into old chimneys. A sealed-combustion condensing furnace can solve combustion air problems in a tight space because it pulls its own outdoor air, but it needs a PVC route and a condensate drain. If neither is practical, an ultra-low NOx 80% furnace on a lined chimney is the alternative. We look at both during the estimate.

These houses also tend to have the least duct insulation and the most air leakage. Sealing and insulating ducts in a crawlspace costs little compared with the furnace and lets a smaller unit do the job. If you're planning an addition or a basement finish, tell us now so the new furnace has the capacity and the duct connections for it.

Lafayette Climate Note

Lafayette sits at about 5,266 ft with the foothills visible to the west. Cooler nights year-round; lots of homes use heat pumps and dual-fuel systems for efficiency.

The 1970s to 2000s build-out

Most of the city's homes were built during the boom between 1970 and 2000. Neighborhoods around Waneka Lake, Coal Creek Village and North Lafayette are full of furnaces that have already been replaced once and now are 15 to 25 years old. Indian Peaks homes from the 1990s and 2000s are reaching the age where original furnaces fail. For these houses, the decision is often less about the furnace than about whether to replace the AC too, or move to a heat pump.

Permits and the 2024 energy code

For a straight equipment swap, the city issues a quick permit that only a contractor can request, filed online in GovBuilt; repair work doesn't need one. Subcontractors must hold a city license. The city adopted the 2024 I-codes and the Metro Cohort Model Code, based on the 2024 IECC, effective August 1, 2026. A like-for-like furnace replacement is still a quick permit, but adding space or new ductwork can bring in newer energy requirements. We confirm the scope with the city before starting, so a simple swap doesn't turn into a surprise plan review halfway through the job.

Sizing for Lafayette winters

At 5,266 feet, a gas furnace delivers about 79% of its sea-level input after high-altitude setup. The city's design data lists a January mean low around 18 degrees and roughly 65 inches of annual snowfall, and we build those conditions into a Manual J. Many 1980s homes have added insulation or windows and need a smaller furnace than the original. Since January 1, 2026, any new gas furnace must also meet 14 ng/J NOx or the current ENERGY STAR version; see our NOx guide.

Xcel service and heat pump incentives

A utility directory lists Xcel Energy as Lafayette's gas and electric provider; confirm on your bill. With Xcel electric service, a heat pump may qualify for Xcel rebates, which changed October 1, 2026, plus Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate. Boulder County has also run a group-buy heat pump program called Switch Together for residents. Our rebates guide summarizes current incentives.
